I wanted to give you an update
on activity in the Dilbeck Realtors Arcadia Office.....When
I started
your class, I was new to management in real estate.....I
didn't have a clue as to how to build this office but
I did have a vision of what I would accomplish......
I am definitely on my way and have been since 2002....I
want to thank you for the input and direction of your
program....I believe it was and is very instrumental
in my continued
progress.....May, 2002.....I had over $19M in Sales Volume.......April,
2004, $27.2M .....I now have 45 agents and this morning
I kicked off the "Business Opportunity" agenda
you presented to us.....I've tweaked it and made it my
own but your format is alive and kicking......THANK YOU

Steve,
....I can't thank you enough for the input that helped
me successfully bridge my agent-to-manager transition.
I almost doubled office volume in 2003 from my dreadful
2002 volume and my current goal of 50 successful agents
should keep me on track for 2004.

Steve and Managers,
It does work! While doing the second interview and reviewing
the compensation package, my candidate (newly licensed)
really got focused on the fact that we didn't have a
100% option.
I stopped the process and said that if that was the
most important thing to her, and if she saw no value
in our methods that she should go directly to a company
offering just the 100% option, because nothing else matters!
I reviewed that the reason we were meeting today is
that she had expressed a desire for how we do our business,
and since this is about helping her make a good decision
there is no reason for us to continue if commission is
the only matter!
No selling on my part (which I would have done before)!
Well, she decided that our value package is important
and we proceeded on and I think she will join us.
I know it's hard to change the way I've been doing things
for 20 years, but there are techniques and skills an
old dog can still develop!
So "Keep on Truckin' "!

Hello Managers,
I would like to share with you the positive experience
I had this past
Saturday, June 9. Allison had given me the name of 1
person that had rsvp'd to meet with me in the LCF office
at 10 am.
Don arrived at 9:55 a.m. I introduced myself, complimented
him for being on time and led him to the appropriate
place. (how did I do Steve Friedman???)
I was immediately impressed with him. Polite, professional
and well dressed.He presented me with his resume. A graduate
of UC Berkeley with a Mastersin Public Health, (1972)
and Bachelor of Arts in Psychology from UC Berkeley .
He is currently a substitute teacher for K-12. He does
want to
go into real estate as a full time career.He would like
to be with Dilbeck Realtors in our Pasadena office. He
has a call into Ray Wells.
I did my presentation with the "hard copy" of
the material that was prepared for the managers. (thank
you to the committee that worked on these materials)He
had a few questions in between, as well as a few questions
after. He emailed me a thank you for taking the time
to meet with him, as well as he
emailed me and Ray with the questions and answers to
the 14 questions from
the Character Book.
West told me today, when we were at the Pasadena Hilton,
that both he and Ray had their 1st appointment with him
and have a 2nd appointment planned
with him on Friday.

Subject: Friedman Experience
Mark, Just had the most interesting Friedman experience.
Interviewed a guy a couple of weeks ago and determined
that I did not want to hire him. I left him a message
that I had decided to hire another candidate. I just
got a call from this guy and he is BEGGING me to hire
him! He's telling me about all the business that he has
in the hopper etc. I told him that I would keep his number
and if we had an opening next month, I would call him.

Hey Steve,
Long time no talk. I just wanted to take a moment of
your time to thank you for my success.
I left the Prudential Co. three months ago and joined
GMAC Park Place Realty as the Sales Manager. I opened
a start up office and in the first 30 days, filled the
office with 23 (good hand picked)agents. Three weeks
after opening I ran out of room and had to lease the
building next to us, and have signed contracts with 11
additional agents to join us as soon as the TI's are
done.
The owner of GMAC Park Place Realty was shocked and
apprehensive my recruiting goals. Thanks to you I've
exceeded those goals and made him a believer of the Steve
Friedman Technique.
I have forwarded your order form to Mr. Danny Schwa
and hope he takes advantage of this training for his
other offices.

Dear Steve ,
I thank you for your ideas that provoked me to not only
be a better manager but additionally, a stronger agent
and a more rounded person all around (not because I ate
too much of the lunches).
Some of the concepts and techniques that you promote
transcend the boundaries of the intended application
and I know I will be a more articulate person through
the use of them.
I appreciated perhaps most of all your candor, the ability
to look directly in the face of your clients and say, "Hey
you need to rethink the way you are doing things, you
are weak here."
I am looking forward to being accountable as well as
more successful. Additionally, I am looking forward to
our next pow wow.

Dear Steve,
Just got in from my first interview after your class.
Didn't use all we were taught but tried a couple of things.
She was a new licensee to practice on. Had the applicant
ask about commissions...I told her "We will go into
that in our second meeting, if we think its a good idea
to have one. There is no point to telling you about commission
levels if you and I agree that there is no compatability
between us and I'm not going to offer you a position
with our company". Can't believe it... she says "Oh,O.K.
that makes sense!"
